Due to the successes of Hotel Possible with the management of hotels in the Garden Route they were approached by various property owners in the area to assist them with the management of their guest houses.

It was soon clear that a different approach to managing a property is required when managing a property on behalf of "absent" owners. At Hotel Possible we sat down to refine our business model to cater for this specialised market and as a result Gr8BnB was born!

We are passionate about happy guests. We know that guest will be happy when their expectations are exceeded. We believe that attention to small details and a genuine interest in our guests will achieve this.

We care about the people visiting your property and we care about your property. We appreciate the fact that a large investment by yourself is entrusted to our care and we strive to justify that trust.

What are your fee's

Our fee is 18% of the Net Rental Revenue

The fee covers the setup and management of your property on listing platforms, facilitating in-person check-ins and checkouts, arranging cleaning and laundry between guest stays, stocking the listing with supplies and guest amenities and arranging for and overseeing maintenance and repair work.

What about the cleaning fee's?

As an owner you do not have to pay for cleaning fees since we charge these to your guests. We will determine the cleaning fee to set for your listing and will collect this directly from your guests.

The following services are all provided as part of this cleaning fee and no additional charge will be billed.

A welcome gift for guests - A bottle of wine or champagne.

The normal cleaning and a monthly "deep clean."

Provide and replenish all basic cleaning supplies required to clean the listing thoroughly.

Provide hotel-style, environmentally-friendly guest amenities for both the bathroom and kitchen. This includes toiletries, tea, coffee, sugar, milk.

Other Costs

In order to ensure your listing is in tiptop shape at all times, we may incur certain expense on your behalf. While we are more than happy to facilitate, monitor and pay for these expenses, they remain for your account. Any additional property-related expenses will be invoiced monthly based on a mandate from you.

HOSTING

HOW  MANY PROPERTIES DO YOU MANAGE?

We only accept a handful of properties each year between August and November to ensure we focus most of our efforts on delivering an exceptional and personal service to each and every property owner. The counter above shows the current number of the properties we manage.

WHAT TYPE OF PROPERTIES DO YOU MANAGE?

We focus on apartments and houses in Wilderness and George area. We only manage “Entire Place” listings, which means we will not be able to assist you in managing a single room in your property.

We only manage properties on behalf of owners. If you currently rent a property and would like to sublet this property, we require written confirmation from the owner that this is allowed.

We only manage investment properties or vacation homes and only consider managing primary residences for occasional listing if the spaces are exceptional and available for at least 3 months over peak season.

WHO SHOULD USE OUR SERVICES?

Anybody owning an investment property or vacation home that needs to earn an income from the property while retaining the right to use it from time to time and owners who do not have the time to manage short-term rentals themselves or do not live in the area.

CAN I SIGN UP EVEN THOUGH I AM NOT LISTED ON AIRBNB?

OBVIOUSLY YES!  As part of the take-on  process we will create profiles on all the major listings sites as well as optimize your listing on Airbnb, Booking.com, etc. After handover we will schedule a deep clean of your property, make recommendations on further requirements and arrange for professional photography if required. We will also create a detailed house manual which we will send to guests prior to their arrival.

WHAT ABOUT EXISTING RESERVATIONS WE HAVE WHEN WE JOIN Gr8BnB? 

We immediately take over and manage reservations previously booked. These will be treated the same way as reservations secured after signup and will be charged the normal management fee.

WHAT ARE THE REQUIREMENTS FOR A PROPERTY TO JOIN Gr8BnB?

Keys: We require at least 3 full set of keys for each listing.

Bedding: We provide hotel-quality linen as part of our cleaning service but each property must still provide duvet inners, pillows, mattress protectors and pillow protectors.

Cleaning equipment: We provide cleaning supplies as part of our cleaning service but each property must still provide basic cleaning equipment including a broom, mop, bucket, vacuum cleaner, etc.

Internet: We require all properties we manage to have uncapped and unthrottled wi-fi. (We recommend at least a 10mbps line.)

Essentials: All properties must have the following items at handover: iron/ ironing board, hair dryer, standing fan for summer / heater for winter unless there is air conditioning in the property.
